How we work

Before beginning the project there are a number of stages that we can help you with here at Kite Creative. Most projects need planning permission or a lawful certificate if you want to extend or alter the property's exterior. We have the capability to design your project with you to create that personalised unique end product.

A real advantage of our approach is the speed in which we can get moving. We can ascertain quickly what can be achieved and the cost, compared to the more traditional method of separating construction from design contractors, which can take many months with higher costs.

Site survey

After an initial site visit we prepare a detailed design fee proposal and initial construction cost estimate. Upon instruction we conduct a full measured survey of the property.

Concept development

Our design team will then work with you to create that unique design you are looking for ensuring that we work to your budget. This process normally involves two or three face-to-face meetings and takes between four and five weeks.

Planning

Once your design is finalised, we are happy that it won’t conflict with structural requirements and it fits within the council’s guidelines, we prepare and submit your application for planning permission or permitted development. We then act on your behalf responding to any enquiries and making sure that the application stays on track.

Structure

During the planning process we commission the structural engineering if required. This information is needed for building control and for the Party wall discussions. This process takes two to four weeks depending on the scope of the project.

The pre-build stage

Once the design and planning are in place there is still alot that needs to be organised before work can commence. We work with various trusted engineers who produce full structural drawings and calculations and any construction method statements. Party Wall Awards, Temporary Works Designs, Licences to Alter all happen during this stage (this list is by no means exhaustive). Most importantly this is where we generate the quote to build your project.

The quote

Once we understand the design and full extent of the project we can generate accurate costs and a full detailed quotation is generated. A scope of work is produced, detailing all aspects of the build.

Pre commencement schedule of works

Vital to a successful project is producing a detailed schedule of work setting out the key stages of the build. A timeline will be produced highlighting the key elements of the project (kitchens, glazing, sanitary ware etc.) that need to be synchronised to ensure timely delivery to site. Building control and any other statutory bodies will be notified at this stage.

Contract and deposit

Once the quote is agreed we generate a contract for the works. Attached to the contract will be the detailed programme and the payment schedule.

The build

The build can now take place and you will be introduced to our Project Manager who will be responsible for looking after your project for the duration of your project. They manage all items required on site, are forecasted with realistic lead times and will ensure the project is running on time and in line with the agreed quote and specification.

During the build

For the duration of your project we will ensure that our sites are compliant with health and safety, we monitor temporary works and manage all liaison with the council and building control. We constantly check the standard and quality of the work.

Project management

For the duration of your project we will keep you abreast of what is happening on a weekly basis, and inform you on progress.

Finishing

During the finishing stage, the site will become a hive of activity with specialist tradesmen applying the finishing touches to the build. Once our specialist tradesmen have applied the finishing touches to the build we prepare the site for the interior installations.

Interiors installation

Once the site has been prepared we can then carry out the final install of furniture and soft furnishings.

The completion

At the end of the project, we will carry out a complete inspection of the works with you and together we will sign off the project. You will be left with all the manuals, warranties and instructions for equipment that has been fitted in your newly renovated home.
